We've been in hotels since 1981 — first as the front-desk-and-back-office family running a single property in Tonkawa, Oklahoma, and now as the operator and owner of six operating hotels across Dallas–Fort Worth, with a seventh under construction. The buildings have changed. The way we think about them has not.
We co-invest in every deal we bring to partners. We operate every property we own. And we underwrite for the next twenty years, not the next twenty months. Acquiring or developing hotels to flip them is not our strategy — we buy and build to hold.
That gives us a particular kind of patience. The work that creates returns in this business is unglamorous — staffing well, maintaining well, choosing the right submarket, holding through the soft years so you're positioned for the strong ones. It compounds quietly. It compounds for decades.

The thesis
Most institutional capital invests through managers. We invest as the manager. Every dollar we underwrite is shaped by four decades of running the desk, the kitchen, and the P&L of the buildings we buy.
We acquire and develop hotels to hold and operate them — flipping assets is not our strategy. We underwrite for the next twenty years, not the next twenty months, and our partners share the compounding that comes from holding well-run buildings through cycles.
We operate inside Marriott and Hilton standards because the systems work — but we underwrite for the cycle, the submarket, and the building, not for flag prestige. The flag is a tool. The asset is the point.

How we work with partners
Every project we bring to partners is one we are in ourselves, alongside our own families. Aligned incentives are not a pitch — they are the structure.
Some of our best buildings were acquired or built in difficult markets — the post-2009 era among them — and rewarded the patience as conditions recovered. We size positions to be held, not exited.
Returns come from running the hotel well, not from financial engineering. Every property in this portfolio is staffed, managed, and stewarded by Kriya — the same family that signed the loan.
Partners receive full performance, distributions, K-1s, and project documents through our AppFolio investor portal — the same system we use internally. The reporting is a habit of the business, not a quarterly exercise.
